FAQs

How long will it take to build my home?

The answer varies depending largely on the size of the home in question. Homes in the 1,200-2,500 square foot range will take 4-5 months for construction while homes larger than this up to 4,000 square feet will require up to 6 months to complete. Winter weather extremes can add 1 month to any sized home depending on the stage of construction.

How long does the plan design, selection, and bid process typically take?

If we are drafting a plan from the ground up, this part of the process takes approximately 2 months. It is advised that the selection process take up to 2 weeks to allow for all the necessary meetings with suppliers and subcontractors. Collecting bids from the various subcontractors may take as long as 6 weeks depending on their respective availability. All told, the process will take anywhere from 3-4 months to complete.

Which subs do I meet with?

The subs that require a selection meeting are bolded on the subcontractor sheet provided to you. When you arrive at one of the required vendors, please ask for the specific person that we have mentioned on the selections sheet. This will ensure that your selections make it into the right hands.

Is it possible or practical to build a home during the winter months?

We build homes year-round. Winter weather often introduces complications that aren’t an issue most of the rest of the year such as freezing temperatures and large amounts of precipitation. The framing materials used in our homes stand up well to the elements. The single largest delay in the winter is when freezing temperatures prevent us from pouring concrete for foundations and flatwork.

What is included in your square foot cost to build?

Everything to do with the home from excavation to completion of the home itself is included in the price of the home. Common items that are not included in the initial price estimate but can be added are well, septic, utilities, and landscaping. The main reason these items are not included is because it is difficult to generalize a number for any given the varied nature of individual lots. For example, the well depth for one home can be vastly different than for another.

What does the draw process look like?

Draw requests take place the first week of each month. A draw inspector for the lender (if applicable) will verify that the work for which funds are being requested has been done. The lender will then release the funds within one week for payment.

How many paint colors are included in the bid price?

2 colors for interior and 2 colors for exterior. These colors typically include one body and one trim color. IT IS A STANDARD FOR US TO PAINT YOUR CEILINGS THE SAME COLOR AS THE WALLS. However, with an additional fee you can paint them a different color.
